The co - signer guarantor form is required to be signed in front of a notary public by a parent or legal guardian for each Student Resident and is due back to our office within 2 weeks of lease signing.  The purpose of this form is to guarantee that the co-signer parent will make payment on behalf of their daughter or son in the event that rent or other associated housing costs are owed.  Please send this form back to us via any of the following:

Here is a description of the requirements that must be met in order for a Student Resident to sublet their place on a lease. Call 585-991-7688 if you have any questions.

Please keep in mind that for the purpose of simplicity we use the same lease for all student rental properties from studios and one bedroom apartments to large fraternity and sorority houses.  In reviewing this form you may see numerous clauses that may not apply to your unit or circumstances.  A clause that may not apply to a two or four bedroom apartment may be relevant to a house of a student organization.  We like to remain familiar with our lease and be able to discuss it with students and parents.  Keeping the same lease enables us to do this.  Terms such as who is responsible for internet, electric and gas, water, sewer, etc. will vary from property to property and this lease form may not be completely accurate in this respect.  

Once you have reviewed the Sublet Requirements, if you wish to proceed you must complete this document and submit to our office for our review per the instructions in the form.  We will respond to you promptly.

Here is the actual Sublet Agreement.  It's somewhat complicated.  Our office will handle the processing of this form.  We are here to help you through this process, but please remember that if a sublet is needed, it is the responsibility of the Student Resident to make it happen.
